I'm going to show you exactly what it looks like to build and sell a $7,800 AI agency service within the span of 10 hours or less. Not any of this low ticket, $500 a month stuff. A real high ticket service sold live on camera. You're going to watch me pick the niche, build the offer to make it a no-brainer for them to want to pay this much, book appointments, set up ads live, and actually get on a live sales call and try to close them for $7,800.
So you can see what it looks like not just to build this, but to actually sell it because everyone shows you the theory, but no one shows you actually doing it in practice and the hard part, which is going out and actually getting someone to pay you for it. So this way you have a step-by-step road map to follow from building and going out and actually making money from it. And I want to show you guys as well that you can do this within 10 hours or less.
And there's no reason that you should take more than a day or two to go out and actually build and sell a service. And you guys are going to see me do it live as well. None of this is pre-recorded. So regardless whether I close the call or not, I'm going to put it in this video. And the only tools we're using for this are Chat GPT and ads. So without further ado, the timer starts now. Let's get into it. All right. So when scaling an agency, there's really four main steps when we want to go and start and go sign our first client.
So many people tend to over complicate it and think there's so many different steps. This is all that you need to do. So first, we're going to go pick a niche. We're going to make an offer. We need something to sell to this person. We then need to book calls with the niche. We can't sell someone something if they don't jump on a call with us. And then we're going to sell. It is genuinely that simple. And my goal by the end of this is that you're going to see how simple it is.
And you can go follow along with exactly what I'm doing in this video and go sign whether it's your first client, your second client, your 10th client, and just follow along with my exact process and you can see how stupid simple it actually is. So getting into it right away is going to be picking a niche. And these are documents that people used to pay me for, by the way. You guys are getting all the sauce right here.
Now, so many people over complicate what it takes to actually pick a niche. I want you to not spend more than 15 to 20 minutes on this. Right? This is something that is a very simple decision if you follow the framework that I'm going to give you. Now, the most important thing with a niche though is that you pick one thing and you stick with it for at least 6 to 12 months. A lot of people think that there's one perfect niche.
Oh, this niche is so oversaturated. This niche is oversaturated. This niche is really good. The only niche that's good is the one that you stick with, right? The grass is greener where you water it, not on the other side. Meaning the grass is greener where analogy messed up, but meaning that the niche you stick with is going to be the one that's going to succeed versus shiny object with all these other different niches.
Now, now that we have that out of the way, again, the best niche is the one you stick with. Here's the four steps to pick a winning niche. First of all, which ones are you genuinely curious about or interested in? By the way, if you guys want like all these documents and stuff, you can use the second link in the description. Basically, like 20 or 30 hours of a free course as well, all of it for completely free. Um, if you want this stuff, but basically, what niches are you genuinely curious about or interested in? Do you have any sort of interest in a prior niche? So, are you already like maybe you're already maybe your dad's a roofer, maybe your brother is in plumbing. That could be something where you have an advantage because if you're genuinely curious about a niche, that's going to give you an advantage because uh a lot of people go into a niche not having any idea about the niche, not having any interest in it.
And that's fine, right? Like for me, I don't interest in the niche that I'm in, but I just picked one thing and stuck with it. But if you're genuinely interested in the niche you're in, that is going to help substantially. But the mistake you don't want to make is picking the wrong niche just cuz it's something you're interested in, which happens a lot. So second thing you want to do is search how many niche are there in country.
So, what we're looking for is we want there to be at least 50,000 of your niche in your target market. So, like we can go do some searches right here of like how many roofers are there in the US. So, roofers, there's about 166,000 employed roofers, 105,000 contractor businesses. Perfect. Another one would be like plumbers. How many plumbers are there in the US? Approximately 510 to 780,000. So you see like that's a huge market versus if you go look up something like med spas like how many med spas are there in the US there's approximately 10,000.
So you see the difference of how much easier would it be if we're going and finding people where there's h 100,000 versus 10,000. It's literally 10 times the market. And you got to think if you want to go make say 10k a month. Say you're signing people that are paying you $2,000 a month. That's five clients. Say there's 100,000 of them. What percent of a,000 or what percent of 100,000 is five? Cuz all we need is five clients.
Let's see. 0.5% of the niche to hit $10,000 a month, right? All we need is five of them. So, we want to go with something huge. Now, I'll go back to this document. You also want to make sure they make at least one or $2,000 per client or customer. So, so for me, I I'll kind of walk through this with you guys um for this challenge kind of for this speedrun. Something that I'm interested like I want to start investing in real estate.
So, I've always been interested in real estate and I've become to like it more and more. So, let's go kind of just look it up just for this practice. So, let's say how many realtors are there in the US approximately 2 million active real estate agents. Okay, perfect. So, that's a big enough number. Hit to hit 10K a month, that's literally 0.5%. Right. Right? So, it's a big niche. Now, the next part is we want to make sure that's high ticket enough because what you don't want to have happen is you go into a niche like say barber shops where these dudes are making like $50 a haircut and then and 50 bucks you better give me like a mean taper.
Like you better you better get me right for 50 bucks. Um, and you got to think if we're running ads for them to first if we want to sell them a high ticket service, we want to be charging a,000 $2,000 a month. They need to be making a lot more than a,000 or $2,000 a month from our product. The whole point of this is we're helping the businesses and they need to be making an ROI from the service that we're providing. So if you if you want to go make if you want to charge someone $2,000 a month, realistically that business needs to be making at least 67 $8,000 a month or more just from your service alone for them to justify keep paying you. versus so if you want to charge 2,000 a month and you go work with barber shops, you have to get that guy literally 200 haircuts for it to make sense for him to continue to pay you, which is not something that's consistently possible with ads and with the AI that I'm going to show you guys when we're kind of selling the service.
So, you want to make sure that it's high ticket enough. So, they should be making at least $1,000 per customer. That's bare minimum. You want to make sure ideally make sure that they make more. Now, realtors, as an example, I can tell you like they're making 2 and a half% commission of these deals, sometimes 3%. If it's a $500,000 property, which is like average, they're going to net like 10 or $12,000 profit. Same with like a roofer, they're going to make like um what three, four, five, depends on the project, but they're making thousands of dollars per client.
So, you want to pick something. There's a lot of them and they charge high ticket. And that's pretty much all you want to go and do. And then you can also go look on Facebook, Google, YouTube. So, we want to make sure there's other people doing it at a high level selling to them, right? It might seem kind of counterintuitive. Why would we want to pick something where people are already in there selling to them? But the issue is if you try if you go into a niche that's untapped where no one is selling to them, then you're pretty much reinventing the wheel.
And unless you are already you're some sort of entrepreneur genius and you started another business or company before and scaled it, we don't want to reinvent the wheel. We just want to go find what's already working and pretty much just go replicate that. So, as an example, if we're going to go in real estate, we want to go look up, let's say, real estate marketing agency. And then we're going to go see a ton of them right here.
If you want to go, so you can see there's a ton of marketing agency right here. Now, we can also look up, let's say, let's say we want to do a painter. So, painter painter marketing agency. You can see all these companies that are doing marketing for painters, HVAC marketing company. You can see all these companies that are doing marketing. So, you know, if people are spending ads, spending money on ads to rank this high, it's obviously working.
They're not going to spend money that's not working. You can also look on the Facebook ad library as well, which we're going to get into in a second. So, and here as well, if you just want to skip this process, here are basically good niches. Ideally, you want to pick something that's not seasonal as well. So, something like roofing, that's seasonal. Something like landscaping is seasonal because in the winter months when it gets cold, no one's really going and getting a roof when there's six feet of snow in like New York, right?
So, then you're very, very limited. So I like choosing something that's not not that's not seasonal that is year round. But if you are in something like this or like solar pool contractors, what you can do go and do is in the winter months you can just go transition to another niche. It isn't ideal but sometimes you have to do what you have to do. But if you just want to have some good niches that meet all these criteria, any of them interests you here.
You can literally go pick any of these. And again, if you want this checklist, you can go use the go high level link uh the second link in the description and you can get all this for completely free. So now that we have our niche, perfect. Our niche, we will go with real estate. And I genuinely am like interested in real estate as well. Like I've always wanted to invest in property. Something I'm going to start looking into more uh more recently.
But you want to pick your niche. And you see it took us what it take us um 8 minutes to do that, right? It should take 5 10 15 minutes max. Do not over complicate this. Do not spend more than 5 to 10 minutes picking a niche. The next part, now that we have niche out of the way, we need to make an offer. Now offers have become so I would say so uh popularized since Hermoszi right where he has the $und00 million offers book and he talks about how how your offer is everything and it is so true especially to cold traffic.
When I say cold traffic meaning someone who hasn't seen you before who doesn't know who you are um so it's not not someone who's already in your network or something. The offer is one of the most important things. Just think about like this. If I'm going to go sell you hey I can help you scale your marketing agency. I'm basically gonna run ads for you and then we're going to book you calls, okay? Versus, hey, if I'm gonna help you scale your marketing agency and if you don't at least hit $10,000 a month in the next 90 days, I'm going to fully refund you and continue to work with you for free until you do.
Now, that would be a terrible offer cuz that that's that's that's just a terrible offer because you need to make sure you can fulfill on it. But you see what I mean of like that just just changing the wording, having a risk reversal, that is going to be what is going to set you apart. And in the beginning, you need to have an offer. The biggest thing though is, especially if you're starting out, what you want to do is you want to maximize trust and you want to lower the perceived uh the their their perceived risk, right?
So, you want to maximize trust. So, the perceived likelihood of achievement and you want to lower risk. We can look up I'll show you Alex Hermoszi uh value equation. It's it's it's a really good visual, but just so you can so you can see it's dream outcome times perceived likelihood of achievement divided by time delay and effort sacrifice. So in other words, the dream outcome, so say we're going to get you an extra $50,000 in revenue a month and this is how and we're so certain we're going to do it that if we don't get you there, then we are going to refund your money.
That's like in an ideal world divided by time delay. We want to do it in as small a time as possible. So, hey, it's and it's only going to take 30 days. So, we're going to get you $50,000 within 30 days or we fully refund your money and then times effort sacrifice. We want to minimize effort and sacrifice. And all you have to do is show up to an extra 10 to 15 estimates a month right now. That that's an insane offer.
Again, you don't want to overpromise, but I'm just showing you what a really like that's that's the value. That's what value is. So, now that you understand that, we can kind of go into actual offers. So, we'll go over some of the best offers right here. So, we're going to open this dock up and I want to break all offers down. Now, I've tried pretty much all the offers out there. A lot of the guys that I consult and coach do all these offers as well.
So, I have guys in like every single space. I'm going to talk about the pros and cons of each one. Starting out with free trial. Thing with free trial is it sounds great. I started doing these. If you guys want to see my journey, I documented the whole thing on this YouTube channel. I started with free trials, but the downside with it is there is no commitment, right? It's free, so it's easier to get people on. But two things happen.
Number one, it's not as easy to sell as you would think. It's like, "Oh, I'm giving this to you for free." People are still not going to want to take it. Like, as an example, sometimes people message me, they ask to do like um free edits or make like free mock-ups and stuff, but it's like still like you're offering it for free, so there's no get there's no way it's going to be that good. And that's what people think, right?
Just just because people perceive free with not as valuable. So, that's the one downside with it. The second downside is that there's no upfront commitment. So even if you do work with them, I've had a case where I'll onboard clients and you don't get anything up front and they will ghost you after you go through the full onboarding process simply because there is no commitment or buy in on their end. Right? And people's words are just simply not good enough.
Uh unfortunately, right? When I give someone my word, I'm going to stick to my word no matter what. But a lot of times other people, they don't have the same values and morals as well. And you can't trust people a lot of people's word any anymore, which I'm not going to go into that right now. That can be a separate topic for of discussion. But that's the reason I don't love the free trial. You need to get some sort of commitment up front.
The next offer is performance based. So this is something like uh you can do zero $0 upfront, 5 to 10% commission per new client, which I hate this offer because number one, if you're not getting any setup, then again, you're getting no commitment. And I don't like commission per client. When you're in a high ticket niche, it's it's fully on them. Your job as the business owner, as we're going to provide them leads and give them opportunities, we're not going to go close the deals for them.
Their job is to sell. Our job is to get them the best opportunity. So, we don't want Why would we want to be compensated based on something that we can't control? That's why I hate this commissionbased offer. Next is pay per lead, which is like $0 upfront. You can charge like 25 to 99 bucks a lead. You can also basically charge pay have them prepay for leads up front. You can have them prepay for one lead up front, two leads up front, 10 leads up front.
The better you are at sales, the more you're going to be able to do this. Typically, this is a good offer. Pay per appointments good offer where you just basically charge the same thing for appointments. Paid in full monthly retainer. Now, what I will tell you is you have to think about your specific niche. So, like in real estate, the average sales cycle, which is what we're going with right now, the average sales cycle is like 6 months that it takes someone to like want to sell their property.
So, if we're going and doing like a monthly retainer, they're going to churn. And that's what I've seen with real estate agents. You got to think about your niche. So, like I'm going to I personally like a monthly retainer or paid in full for real estate agents. Meaning, when I say paid in full, it's like, hey, it's $3,000 upfront for 90 days, or hey, it's $8,000 upfront for 6 months, as an example, which which um that's what I prefer, and I want to get as much cash up front as possible.
If you're newer and starting out, then then it's sometimes good to go with something like this where it's a little less risk, but you always want to get some sort of commitment up front. So, even just get if even if you're doing pay per lead, say if you're charging $99 a lead, just have them prepay for even the first one up front. Even getting a $100 upfront is better than getting nothing. Um, and what you can also do as well is say you get a person on a pay per lead, you can always upsell them to a monthly retainer because maybe, hey, you're getting them you're getting them 20 leads a month.
They're paying you uh what was that? $2,000 a month. It's like, hey, what we can actually go and do instead of doing pay per lead is we can just get on a retainer. It's just it's just $1,500 a month flat. Now, it's guaranteed revenue coming in. I personally would rather have 1,500 a month guaranteed coming in than like 2,000 or 2500 a month coming in on performance just because the fact that it is just it just depends the type of business you want to build.
I would I would rather rather stack retainers and paid in fulls though. Um so that's what we're going to go with. But basically again use this document, choose one that suits you. If you really really really suck at sales then you're going to have to go with the free trial. But also, I want to I want to show you the sales process in this video. So then you can go and see exactly what you need to do to close them and give you the basically top hacks that you can use to close even if you have no prior experience or results.
So now we have our offer. Again, I personally like the paid in full retainer. Um the next thing is going to be to book calls. Now this is basically the number one thing starting an agency and scaling it. It just comes down basically to how many calls do you have on your calendar a day. So, like for me, I talk with guys all the time who come to me and they say, "Hey, I I've taken two sales calls this week. You've taken two calls this week.
What about a guy who's taking three calls a day?" It's like, even if your skill set is so good and your service is so good, you're booking two a week. Even the even if the person sucks at sales and sucks at delivery, they're imagine you're booking three or four calls a day. There's no way you're not going to close clients because there the way the market is is there there's like you have like 10% of people these people down here these are this is like 10% of people who are going to buy no matter what you sell them.
So it's like just by getting on enough calls you're going to get these people who are just going to buy no matter what. Then these other people this is like the middle ones. These are where maybe it's this I would say this is like probably 75% of the market where they're like in the middle. They're they have to be convinced a bit you can sell them. And then these ones are people who are what is this 85 maybe 15% who are never going to buy in the first place.
But if you suck at sales, just get more calls because there's 10% of people who are going to buy anything as long as you breathe and you have a pulse and you don't you don't bite them basically, right? So that's that should be encouraging to you. But all of your time basically needs to be spent just on booking calls. So that's what I want to go over because there are a lot of methods to book calls. But I'm telling you, to get to say your first 10K a month, you need one offer, one niche, and you just need one way of booking appointments.
To get to 20, 30K a month, literally one offer, one niche, booking, one method, booking appointments. Get to 100K a month. Literally, just booking appointments. That's all you need to go and do. The way we've scaled our agency, your biggest month has been about $90,000. It's all just one channel. It's just paid ads, right? And that's kind of that's what I want to go over with you, though, because paid ads are not for everybody.
You don't want to go and burn a bunch of cash. So, because paid ads are not for everybody, you don't want to go just burn a bunch of cash, and I don't want you to to do that. I want you to choose the best method for you specifically. So, we're going to go right here to choosing your outreach method. So, then right after this, you're going to know exactly which one to choose. But you can see how straightforward this is.
Like, we're we're literally speedrunning through this. We're what, 15 minutes in and you already have a niche, you already have an offer, and now we're going to go choose how to book calls. So, right here, like I say, choose one or two of these max. Do not over complicate this. You don't need to choose five things. Pick one thing and stick with it. Again, the grass is greener where you water it, not on the other side.
So, ideally though, you want to have one I I say this right here. This is if you're starting out is you have one active method and the one passive method. This is basically saying like, yeah, you would move quicker if you do paid ads and then you cold call as well. It depends on your volume, but honestly, I it it differs what stage you're at, but if you're good at one or two of these things or if you're good at just one thing, you don't need to go and do another thing.
But again, if you have time, you can always go and cold call, which is what I what I say here. But honestly, realistically, you're just going to go and pick one. Now, it's basically this simple. If you have at least $2 to $3,000 in the bank, you are going to run paid ads, right? You're going to run paid ads. Now, I would say a caveat on this. If you haven't validated your sales process, meaning you haven't actively sold somebody in your niche, so say for realtors, if you haven't actively sold your offer and they haven't bought it, you don't want to go run paid ads because you haven't validated your sales process.
You're then going to go with something like cold SMS. or if you have capital, you're going to launch cold SMS right away. Now, there's a lot of people talk about cold SMS and like it's it's regulated and stuff, which if you don't want to do cold SMS, then don't do it right now. I'm not going to promise you that there there's no uh there's no potential downsides to do it. Just do it in a way where you're not just spamming people and you're not I haven't seen anyone have issues with it.
But just know that again, if you there there is some gray area with it. Um, if you don't want to do it, then don't do it, right? Then stop complaining about cold estimates and find another way. It's as simple as that. Now, if you don't have any money or you don't want to do cold SMS, you don't have enough for ads, you're pretty much just going to have to cold call. I don't have email on here just because the reason of like email is like it it's basically SMS is like email on steroids because the open rate for SMS is like 98%.
Cold email, you need to have the domains, you need DNS records, you need to um validate stuff, you need to have the lead list, um, you need to warm them up. There's this whole process and just people just don't check their email that much anymore, right? Versus phone like I always have my phone with me. So basically I have I kind of break it down the stock too. I'm not really going to go too much into it, but this is pretty much the situation.
If you have cash, you're going to run paid ads. If you have a little less cash, you're going to do cold SMS. If you have no cash, you're going to you're going to cold call. Now, for this case, because right now I do have some cash. Um, and if you do have some cash, like you can accelerate this process so much. When I started my agency from scratch, I had literally nothing. So I just started cold calling. Then I work my way up to SMS and then ads.
Now I have the luxury to go and run ads which is what I want to walk you guys through. Um but all the methods do work and with this doc you guys can also again if you want to join uh and get all this for free you can also see my exact scripts and stuff um with this. But for this case we're going to go do ads because we want to pretty much just accelerated as quick as possible. Now the way ads work just in a nutshell is we're going to go run these on meta.
We're pretty much going to do uh just image ads start. We're going to go to a form where then people are going to qualify themselves and then we're going to send people to a calendar. Look at this beautiful calendar right here. They're going to book on our calendar and then we're going to turn them into cash. It's as simple as that. Paid ads are just another way to turn people into cash. Cold calls, we're just turning people into cash.
So, first thing though is a lot of people over complicate what it takes to actually uh run paid ads. Now, what we need to go and do, I'm going to show you the formula. We want to create ideally five five five to 10 image ads. A lot of people think that you need fancy video ads and stuff to be successful. All you need to do to start is image ads. So, we have our offer. So, let's say our offer. Let's go and do like a we can do a a paid and full.
I like like a 7.8K uh price point. And that's that's kind of where where I like to be at and what I found kind of works um for the for for the real estate space specifically. So, we can go 7.8K price point. We can have a guarantee on this though where it's like basically if you're not at least we can say make um we can say 2x ROI or don't pay. So 2x ROI or don't pay. It's good to have your offer because again in a risk reversal because that's going to help us when we're making our ads.
So now we're making our ads. We're we're just going to go give chat GBT context. So I work with real estate agents. I want to launch ads on Facebook. Our offer is basically we guarantee realtors a two times ROI on their investment otherwise they don't pay anything. I need you to help help me make image image ad concepts for this. Now a lot of their main pain points and by the way these pain points you guys can go and use this for whatever niche you're in because it's very very similar.
Their main pain points are they are tired of lowquality leads. They're tired of shared leads. They've got burned before. Their business is not consistent. They're just relying on referrals. And I want to pretty much make ads that hit these different angles. Keep them very simple. Each ad should have a direct headline call out and should be offer focused because offer focused ads work well. Again, the biggest thing with outreach or or with going to cold traffic is having a good offer, right?
And there's a lot of ways different ways we can frame it. So even if our offer is um we guarantee a two times ROI or don't pay, we can frame it like you get listings or don't pay. You can frame it like pay per listing. We can frame like pay per deal. There's so many different ways to go frame it. So let's let's see. So now let's say okay perfect. Now generate me start generating me these image. Start with start with the first one.
Generate me this image and then we're going to let it cook and generate uh these images. And chat GBT is honestly so solid for for making these images. I think I just have like an $8 chat GPT plan as well. Like you don't even need um anything crazy with this. But you can use other tools like IO. Um but I I honestly just stick with Chat GPT. It's been working very very well for me and it's very very simple to go and do.
It just comes down to prompting it the right way. All right. So, as we're making these ads, what we're going to go do in the meantime is set up our calendar in go high level cuz remember right here we have a we have a form that goes to a calendar. So, we just want to make a simple calendar. So, I already have someone in here, but we're going to go new calendar um personal booking. And again, if you if you guys want all my exact stuff, um all these snapshots and templates, you can just use my uh link in the description, the go high level one.
You get all this for pretty much free. So, we're just going to name it basically. You want to name it basically offer offer um strategy strategy session. So for us the offer would be um say pay per deal strategy session something like that. I like making the duration 45 minutes. And then now we have this. We're just going to edit this. So we want to edit it. Make sure it looks good. So we have contact name and we can say and Noah.
I just like to make it. We can just copy this paper deal strategy session location Google meet availability. Make sure you have your availability. Make sure that they can't book more. I usually do more than 3 days out because what this is going to do is it's otherwise if you don't have this on I see sometimes people have like their availability 14 days out but people can book literally two weeks out on their calendar.
Then you're how how is someone going to remind remember to have a call that's that they book two weeks out? You need to have them booked within 3 days or less. Ideally, even less than that when you set this in here. Um, this is all good. You want to keep this off. Booking channels. You really don't need to touch any of this other stuff. We'll go save changes right there. So, let's see if these ads are done. Okay. So, it even gave us two different ones.
So, stop buying garbage leads. I personally like I like this one because it even has a two times ROI guaranteed. So, we're going to go and we'll just save save this. So, we'll call this 2x ROI or or let's let's call this stop buying garbage leads. Perfect. Now, we'll go generate the second one, which is shared leads. Perfect. Now, generate me an image of the second one, which is the stop buying uh shared leads. And then we're going to go just generate all of these.
So, this next ad is done. Stop sharing your leads with five other agents. Two times ROI guaranteed or you don't pay. Perfect. Now we'll go do this for the next couple ads as well. So third one is now generate me uh one of the bad leads one. So stop buying garbage leads or no we already we already have that one. Stop buying garbage leads. Um, so we'll say now make a really simple one that's just text and just like a just like a red background and make it just say we guarantee you sign five listings in 6 months or you don't pay.
And again, even though our offer isn't technically five listings in six months guaranteed, it's just another way to go and frame it. And the whole point of this is like we just want to get their attention and show them something that catches their eye because a lot of times they forget what they even click on in the first place. They're clicking on so many of these. So, we just want it to be something that they're going to click on that's going to get their attention and get the foot in the door.
So, you can see super super simple. You'd be surprised. Stuff like this actually does work for image ads. And then we'll go generate one or two other ones. So, now we do one of referrals. I kind of want to lean onto your business is like a roller coaster. You're relying stop relying on referrals. So, I want to do something like that. Again, keep it keep it simple. And you can see like just get creative with that. I found some of some of our best image ads that I've ran before have been ones where I kind of think outside the box and I don't think it would work too well, but that ends up crushing it.
So, think outside the box. Don't be afraid to be creative with these ads. So, tired of the referral roller coaster. Two times ROI guaranteed. Perfect. Now, we have our ads right here. I'm going to go download these. We have one, two, three, four. Let's get one more variation in place, which is which one do we not have? Um, burned by a lead gen company before. Now generate me an image of the burned by a lead genen company before one.
Awesome. Now in the meantime, as we're waiting for this, what I want to go and do is launch the ads. Now there's something really, really cool that you can go do. I just just set this up, which is pretty much a payment processor. I use them for all my payments, everything. But they launched a tool where you can go and launch ads within it. And it just simplifies it so much versus going in the Facebook ads manager. So we can go right here.
We click new campaign. And this is in in which the link will also be in the description if you guys want that. You can choose the platform you want to run. So we want to do meta. We want to get leads. This will just be leads campaign. Um this will just be Yeah. So then this will just be a leads campaign. We can just call it um image ads. We can call it realtors. And then we can go and set the date that we're launching it as well. budget.
I would recommend starting with $50 to $100 a day. We're just start with 50 bucks a day. Advanced options, we can just keep all this none. Click next. We're just going to do instant forms, maximize number of leads, and we're going to go select a Facebook page. Now, if you don't have one, what we can go and do is just create a Facebook page right here. And we can edit the branding. And then we can just upload an image right here.
So, we're just going to upload the banner here. It doesn't have to be anything crazy. No one even checks this. But then we can just go click save right here. But it literally goes and makes the page for you, which is which is pretty crazy. So, we'll go add a description to create the page. We are a marketing agency that helps realtors add an extra one to three deals each month. Save. So, we're going to upload the ones from the previous step that we just made.
So, we're just going to go and we're going to not do this. You're going to keep them all here. So, we're going to go from library and we're going to go upload all the ones that we have. So, we're going to upload all of these in here. And then for the primary text, we're just going to go to use AI to go help with this. So, now I just need your help to write me a primary text, a headline or primary text and a headline for the meta ad copy to maximize the clickthrough rate that we're getting targeting real estate agents.
So, we're just going to go use chat GBT for this. And by the way, another hack that you guys can use too is if you want to find what other people are running and see what's already working, you can go look on the Facebook ad library and find what other people are already running. So we can go do something like um you can do like realtors and then you you can do whatever niche you're in and then you can do like more more deals and then this way it's going to look up key these key terms that that that we're targeting and then it's going to find other people who are doing this exact same stuff.
So, we can go find other ads that are working for other people. So, we can just see if we can even find any right here. And then you can just go see what's already working. So, like this one, three listings in three months. Close more deals. You can kind of get inspiration from other people. Like this is one pay pay per result. This is one right here. And we can also go you can go like copy the ad copy. If you want to take the image too, you can literally just go copy image.
But just to give you some in inspiration there. So, we're going to go back to Chad GBT. So we can just have let's see burn by a legent company before we get it if it doesn't work you don't pay this is good like you want to have this first line this is the hook so we want to make sure that that's that that catches their eye so burn by legion company four headline is I would say sign two to three more deals every month you kind of want to talk about the offer call to action we'll just do learn more Facebook page select your pages is instant form.
We will go just do a new form right here. Click new form. Form name. We can just do 93 form more volume intro greeting off questions. We just want to we basically the the only question you want to have in the start is just a multiple choice and it's going to be are you a licensed real estate agent? And then in your case, if you're working with roofers, do you own a roofing company? Do you own a flooring company? If they say yes, send them through.
Otherwise, if they say no, you can use conditional logic to go and disqualify them. So, you can say no. Perfect. Next. So, you want to make sure that they're actually a real estate agent. We're going to click next. And then you're going to go add your privacy policy and stuff here. So, I'm going to go add this in. And then what we're going to go and do next is have this end page, which is going to be new. We're just going to call it new leads.
It's going to be one wait. We'll we'll say wait. Can't spell it. Wait. One last step. And it's going to say we only work with one company per area. So to lock in your spot, go book a time below. And then it's going to go to website. And then it's going to say lock in your spot. And then you're going to go grab your calendar that we just made. And then you can just go, we're just going to copy this here. This way when someone opts in and they meet our criteria there.
They can click lock in your spot and it's going to directly redirect them to the calendar. So then from there, we have all this in place. Now what we're going to go and do, we have all of our ads. We're just going to go copy and paste the ad copy from each one. And we could just probably duplicate it. There's a quicker way to do this. But you're going to go duplicate all this. And then the headline as well. Two or three more deals every month.
And like this is literally the the extent to which you need to go and make ads. Like it's so so simple. And then we would just go ahead and click launch when we're good to go. So now we have our ads launched now. So now we have our ads launched. And it basically comes down to just going waiting. Now I also want to show you we want to have some automations set up in place which I don't want to walk through every single thing in this video otherwise it would be way too long.
But you want to make sure you have automations. So, basically, when someone like books a call with us, we're going to go have all these automations going out, the text automations, the email automations, the reminders, all that going out um to them to make sure that they're actually going and showing up. So, yeah, this is something if you guys want to build this out or just want my stuff, you can use my snapshot and get all this, but you want to make sure you have some sort of automations or workflows in place for appointment reminders.
So, you have all this. Now, the last part is now basically just launching the ads, giving it a bit of time, and waiting for people to book on your calendar. That's the nice thing with this is people are going to self-book. So there's two options. Route one is they just book a time right on your calendar. Route two, if they don't book, is you need to go ahead and give them a call. So within 5 minutes, you need to go give them a call and basically set them, qualify them, and book them on your calendar.
But now's the fun part. We pretty much just wait for people to go book on our calendar. We're going to go call, confirm them, and then we're going to go schedule some people in. So as you can see, this lead came in. She directly self- booked. We have all the emails going out, the automated texts going out, and then we're sending over some pre-all assets. once she goes and confirms. So, this is a hack for you guys. When someone books in, make sure that you have them confirm the call because I find when someone confirms manually via either text or give them a call, they're so much more likely to show up.
And then you want to have some pre-all videos and stuff that you can send out to them before the call just so they can consume it and be basically pre-sold before they show up. And by the time they show up, they're already good to go. Um, so now we can go ahead and do the next part, which is actually going and taking the sales call with this prospector here, Kristen, and show you guys what it looks like to actually go potentially close a client and how the sales process actually looks. >> I don't have time to do these things as the team leader to be able to bring in enough leads to feed everybody.
Um, and it just takes too much time to figure that out. and it's it's like I feel like I'm throwing just things at the wall to see what sticks. I need somebody to take that off my plate. So, that's really what I'm looking for. The financials need to make sense differently if I'm keeping production versus if I'm handing production over to the team. So, I'm definitely interested in hearing, you know, how that could potentially work.
I am still in production. I'm like on the fence on whether I'm going to be in the next couple years phasing myself out of production. It's like um it's just up in the air right now. We'll see where I where I land with my team. But I do want I want to be able to consistently generate decent quality listing leads. That's where I see value. I'm willing to invest in it, but I really want somebody to just take it off my plate.
I'm so sick and tired of constantly being fed, we're going to sell you a course. We're going to sell I don't want a course. I want somebody who knows what they're doing and I can plug into their system and run with it. >> Yeah, for sure. And it's kind of the a similar thing I even look for in my business as well. It's like you have your area of expertise. Here's like the the one or two highest leverage things. Everything else I don't even want to have to think about those things.
And that's pretty much like with with our ideal agent, it is a team lead, broker, uh high performing solo agent. You don't have the time to go learn how to do the backend stuff. I also don't have the time to go out and I want to be selling real estate which is why this is all I do and then I want you to just focus on all that you do right and that's kind of how how I want the partnership to be in terms of so I understand what's your what's your split that you get say you give a team member a lead what's your what kind of referral commission are you taking off that if you provide them a lead and they close it from you >> so anything that the team provides they close at 50% and the team gets 50%.
Okay, cool. >> And then everything kind of just pulls from referrals, open houses, our website, things like that. We I have dabbled with Facebook and just running Facebook ads. It's It doesn't really work the way that I've been doing it. Um again, >> were you doing it was that you're just inhouse? You kind of doing it yourself or did you have a company? >> No, inhouse me trying to like find spare minutes to figure this out, which I do not have.
So, it is not a shock that it is not successful and it's also not a shock that it gets like pushed to the back burner the second that I get super busy. >> Yeah. Well, it's kind of it's kind of like the like the stage you're at is call like the like the scaling dilemma is like as the as a owner you put your time here. this thing gets really good, but then the other stuff kind of lacks where then it's always like a constant kind of chasing your tail type thing.
Where it sounds like for you is wanting to just focus on the production, but then even potentially sounds like down the line like thinking, okay, two, three years possibly depending on timeline for you being able to say, okay, we have the system, here's our numbers, here's our cost per lead, cost per appointment, cost per listing. Now we have the system, economics makes sense. I just want my agents to do the production.
I'll take 50% of whatever you guys do. And then you're just basically training them up and keeping them accountable. >> Um, yeah. And it could be it could be less than that those number of years. We'll see. Um, >> as far as like where lead generation comes from because I still will work family, friends, that kind of thing as but I want to step out. I want to be able to step out of production of cold business as quickly as I possibly can. >> What is is there a certain threshold that you need to be at? like what what what needs to be in place or happen for you to be able to say, "Okay, I'm able to go step down now." >> I need the team to consistently be selling enough to so that I'm not subsidizing the team with my income with my my business.
We're we're getting closer. Everybody's production every so half my agents are still newer and they're building up their book of business and they're they're increasing their production. um being able to feed them leads, which I don't right now. I don't consistently feed them leads and I never have. That is not part of the value ad that I have sold as a team leader. Um but it would be a great thing to be able to provide to them on top of what we do provide to them. >> Yeah, I was I was going to ask so just like being able to reverse engineer the numbers.
Would you want to be seeing an extra uh an extra listing a month, three a month? Is there specific kind of amounts in mind that you're like, "Okay, if we can consistently hit this on top what we're doing, I'm going to we're going to be able to hit the goals and be able to step down or what is that just so I have an idea that kind of number look like >> can get you that. I won't be able to tell you that today, but I can like sit with it, run the math, and I can I can get that answer to you." >> Okay?
Because that's that's a big thing with what we do. I don't just want to build a okay you get you get leads you close some deals but okay a system where it's like we want to get more deals we'll just go put a bit more money into it and then obviously as long as economics makes sense we just continue to scale it up >> right so that's the whole point of it so you guys you guys are still doing that you're still spending on Facebook >> I I I dabble >> here and there you know what do you know what you're spending ad spend wise on those like a couple hundred bucks a month or something or >> it probably is it's not too it's not too much because I'm just kind of like testing things and I don't know what I'm even looking at half the time.
So it it like you said, I don't want to be a Facebook marketer. I want to sell real estate. So >> yeah. Well, and and and the way the way I see it as well is like even like when when you go and try something like that, it's just like the opportunity cost going and trying it, testing it versus if you just spent that time on appointments >> and then you just could could do more of that, which that's the the whole the whole kind of focus with this, I guess.
What are you kind of thinking about everything? Would you want to go uh like test this out for for you in the start? Would there be any other agents who you'd want to roll it out to? What's the I guess kind of goal with this? >> I would I'm I'm assuming with the live transfer call, you would need somebody that can pick up the phone when that call comes through. Correct. >> Yeah. >> Right now, so we get calls that come in from like Google and I have a dial pad number that goes to three agents on my team and then me.
So, four agents. Um, I think what I would want if this is possible, I don't know how custom you can make things. I would want the book on my calendar to be sent to me and then any live transfer calls, I'd almost want to set up a phone number for it and let my agents, like certain agents be called just so that there aren't any dropped calls. There are times where I'm just not going to be able to get to my phone and I don't want to miss an opportunity just because I'm the the one testing it, you know, like I could have Amber on the team.
She's usually got her phone with her and she converts just as well as I do. Um, do you know what I mean? Like is there a way >> having a So, okay, we have this number dedicated to live transfers. If you get a call on this number, make sure one of you guys picking up and it gets routed to multiple people at a time. >> Exactly. Yeah, for sure. >> Yeah, that that's kind >> that's when the that's when they're the warmest as well.
So, you want to make ideally make sure you pick up those calls. It's not going to be 100% pickup, but do the best. >> Yeah, I know. My team picks up those calls and a lot of them are scammers anyways, but if um I would just set up a like a direct number so they would know that this is from this lead source and I think that they will all be scrambling to pick those calls up because it's speed to lead. they would, you know, the first person that picks it up gets it. >> Yeah, 100%.
Cool. Well, yeah. Other than that, um, what are, I guess, kind of thoughts on on everything in terms of what what you were kind of looking for, what you feel like you need just kind of with where you're wanting to go with kind of getting a system in place for more sellers and then eventually being able to step down as well. >> I feel good. Um, like you said, I did watch a lot of your videos, so I I was looking forward to this call.
Um, it seemed like from what I watched, you guys are pretty quick to ramp up, which is important to me, too. Like, if you can ramp up in weeks or even a month, that would at least set us up for or would that put us like end of September. >> That would I would say usually usually two, three weeks. We've had agents we go within a week and a half. It kind of just depends how quick you can get those those videos over to us, but I would say two to three weeks.
We'll have everything done on our end within a week and a half. And then it's just the videos, get them edited, maybe a couple like two or three rounds of revisions quick, which they usually a day or two each, and then we're good to go. >> Yeah. And then you said most of the listings obviously things can come in faster, but usually everything listing, what was it? Listing agreement signed within 90 days. Is that what I remember seeing? most of our agents that's like for I would say for 80 85ish 8085ish we are for sure seeing something within 90 days. >> Okay.
And then for YouTube ads what what do you say is a reasonable daily budget? >> Yeah. So I would recommend based on where I would want to start at I would recommend dude this will get about 10 15 leads a month give us enough data for us to be able to make adjustments and split test fast enough. I would recommend for you probably $50 a day is where I'd want to start at on the ad spend. >> Those are great platforms for us to stay top of mind with our people.
Like they they do a really good job and that's part of why we've been so successful at being a database team, but if we're targeting other people, I I need to be attached to like Google or YouTube. And we just haven't put any effort there. >> Yeah, I was going to say it depends on the goals. Like if you're trying to stay top of mind, like for awareness, Facebook's great. Instagram, honestly, anything is better than nothing.
But if the goal is like getting motivated seller opportunities coming through, I don't think anything is going to beat um beat your beat your YouTube side of stuff. >> Yeah. No, that's kind of what I've been seeing as well. Um so what are your costs? >> Yeah. Yeah. So, the way we do it, we typically either do like we have a month by month option, which I usually I I give it because I know some agents they want to try it for a month.
I always recommend though sticking with it for a six-month period. If you can give it that, that's where it gives us enough time to actually do what we're good at just because sometimes in some markets it just doesn't hit the first month. And that's just sometimes the way it goes. Um, a lot of times it does, which is great, but I don't want to go set expectation and then the first month it's like, oh, you said this, we didn't get this. over a six-month period though, it all averages out and then we're consistently seeing stuff come through.
So, with the way we do it, it basically this covers all the the ISA costs, editing costs, everything in there. There's nothing additional beyond this. All our software costs as well. We either do for a month by month 2,000 or for six months 7,800. So, it's basically save 40 what is it? 4,200 or so when you do the the six months like two months free basically. Am I not asking enough questions? I feel like >> No, I I I I get that a lot.
It's like what what else what else should I ask? Pretty much like again like if we go look at your responsibilities, I try to make it as simple as possible. I I want to take as much off your plate as possible. Your job is you shoot the videos and give you the scripts. We're always constantly updating you as well. You're never going to be guessing, okay, what's happening next? What are you guys doing? What do I need to do?
It's basically you shoot the videos. This is during the onboarding process. Step-by-step instructions in there. Um, and then we're updating you throughout the onboarding once we're live. Literally just taking phone calls and taking appointments. >> Um, yeah. No, I'll do six months. What do you need from me? >> Yeah. So, let's get the onboarding scheduled. >> So, let's do what is Thursday? Ideally, like if sometime Friday uh tomorrow morning works for you, that would be good.
But what does your schedule look like? >> Tomorrow I I'm booked all morning. Um, >> let's see. Otherwise, like a early early afternoon could work as well, I guess. What What does your day look like? >> What would a one How long does onboarding take? Did you say >> we'll block off 45, but usually typically 30 minutes or anything goes smoothly? >> Would you do like a 100 p.m. Eastern time? >> Yeah, let's do it. >> Is there anything that I need to prepare for that meeting? >> Yeah, so I'm going to send over an onboarding um it's like a welcome page. there's a video and then there's a a form you need to fill out and there's one or two other things that it helps us if you get them done before tomorrow just because we'll be able to just move quicker.
So, I'll send that page over and that pretty much goes through all of the all all of the the next steps on there. So, I'll send that over right after this to your email. It should take 10 15 minutes. >> Okay. And then last thing is then just for the six months I'll just send over the invoice link. Get that sorted and then I'll send everything over. So >> now how does it go after the six months? What happens then? >> So yeah, kind we kind of default.
Well, first of all, there's not you're not like on a auto subscription. You're not going to get auto charge after six months. We're obviously going to be talking about it. But usually we either do like a month by month of 1500 a month or we can do another usually at that point a lot of people like they're like hey what what what would it look like if we do another six months another year and then I'm able to kind of do do a discount on it and fall. >> Okay. >> So I just sent over the onboarding for >> my email has been dragging today.
So I'll be I'll look for it. >> Okay. Yeah. If you just want to make sure that that came through. I just want to make sure you got that. Okay. It came through on my phone at least. >> Okay. >> Yeah, it'll show up on mine. >> And then what I'll do, I'll send over the Okay, I think it just went through on my end. Did it go through on yours? >> I just got payment complete. >> Okay, awesome. So, I'm going to email over just want to make sure you you get this the onboarding page.
