But, I've had a couple of questions on it, so I'd like to go through that in this video.
It is very easy, but absolutely, this is something that you should do if you own a property, or someone you know owns a property, you must do this. It takes 2 minutes, and it can save you an awful lot of hassle. And as a very quick validation, because there's always someone in the comments who says, "Why are you talking about properties? You don't know anything about this. Stay in your lane, etc." Well, I am a barrister.
I'm a qualified mortgage advisor. I've bought and sold dozens of properties over the years. I've been in business for over 30 years. I do know what I'm talking about. But, I'll also prove to you, in a roundabout way, that this does happen, because the last time I did a video on this, somebody sent me an email, and I did the video because we had a client who had exactly this problem, and so I did the video, then someone else emailed me, cuz they have the same problem.

So, this email to me said, "Dear sir, after watching your YouTube video about house fraud, I looked up my property, and to my horror, found that my property was registered to a limited company called Redacted Limited.
They said, "I'm at my wit's end, and I don't know what to do. Can you please help?" Now, this is, sadly, not an unusual situation. So, to unwind this fraud, they first have to go to land registry, then they might even have to go to court, etc., to show that it was a fraud, to investigate how it happened, why it happened, etc. But, winding the clock back, you can hopefully prevent this from happening in the first place if you get alerted to anything that's going to happen to your property.
Um better still, you can register a restriction on the property, which is a little bit more complicated, but the first and the easiest thing that in my view you really should do is the property alert service. This is for England and Wales. I don't think there's a direct equivalent in Scotland. I might stand to be corrected, but this is for England and Wales. It's the property alert service. These are screenshots. I'm going to walk you through.
You land on the website, which is propertyalert.landregistry.gov.uk. I will link it below, and you get this website here. Obviously, you create an account and you sign in. And then when you've signed in, you get this page here, which says your property alerts. Now, I've deleted the properties that I have here so that you can't see them. But, there will be a list of properties there on this page here. But, if you haven't got any, you click add a new property.
And when you click add a property, you get this page here. So, obviously, you put in your postcode, you do a search, and it gives you a list of addresses. You select your address. For illustration purposes, I've used the BBC Studios postcode, which gives me a list of retail units here. You would, if you wanted to monitor anything, you click this button here, and then you click monitor selected property. Then, when you go back to this page up here, it would show you the property that you've selected to monitor.
And then, when anyone files any application to change the register, you get an alert so you can get straight in touch with Land Registry and say, "There's something going wrong here. This is not me. It's a fraudulent application to change the register. Please stop it." And they can investigate. Otherwise, you end up having to unwind what would be a fraud if they've managed to do it. Now, obviously, this is more difficult if there's a mortgage on the property, so it is particularly important for those who don't have a mortgage, and particularly important for those who have a buy-to-let property, because the notice goes out to the address, and unless you've given a different service address, it goes out to that property.
So, it's especially important to do this if you have a buy-to-let property, because the applications, the notices, and everything else go out to that address unless you set a different service address to be copied on any of those applications. So, absolutely, please make sure you do this. It's very simple.
